We recently talked with someone that had sent out a letter to campgrounds casting a net for campgrounds for sale. He wound up with over 100 in a quite small geographic area.

You must understand, most campgrounds are for sale in some form or another. Oh, there are a few that will NOT be sold under any circumstance, (eventually though!) The key is to find the "Perfect Storm"!

Yes, I will sell will you pay two times what it is worth! So many are in that situation. Scratch that one!

I want to sell, but the wife (or husband) is reluctant. Scratch that one!

I want all cash! Well, then let’s see your numbers. Oh, you can’t rely on the numbers, some of the money is off the books. Scratch that one, unless you have real deep pockets and they are full of US dollars!

My park is priced this high because the real estate in this area is going wild! Scratch that one unless you are a developer of condos, housing, or other use than a campground.

And on an on it goes. Yes, so many say they are for sale, but you have to separate the wheat from the chaff!

This is what we do all the time. Time and time again we run into the same problem; an unrealistic seller, but more often than not, an uneducated seller. It takes time, but sometimes you put together the "Perfect Storm" of pricing, motivation, education and a like buyer.

You can look on you own, and we encourage you to do so. But realize the frustration level may become very high.
