B y Dale BourdetteI got a response from a prospective campground owner after a visit to a campground. His comments were positive, but indicated that he thought it was too much to manage with 2 small children in the family. He requested that we send and he visit a slightly smaller campground. Now, I am not suggesting that he is wrong in his thinking; each family has to decide what is right for them. But is a slightly smaller campground easier to run than the slightly larger one. I would say, generally, no. You have to check in, you have to have activities, and you have to do all the same paperwork in many respects they are the same demands. It has always been my advice to buy as large a campground as you can. Many people want to buy smaller, have some extra money in the bank and this may be all well and good, but in most cases when you buy "small" you will soon get it under control and be ready to move on to bigger things. Also, as you go up in value… you usually GET more VALUE. If you examine the sales data included in the Campground Buyers Workbook, you see that as the price goes up the income multiple goes down (Sales price divided by gross income). This is because you have a basic set of requirements… owners home, a rec hall… etc. As you go up you don’t have to have more facilities… you get more use out of what you have!
